GET TO KNOW LAMINATE FLOORING
Laminate flooring Dubai installations use a high-density fibreboard (HDF) core topped with a printed wood-look wear layer, sealed under a clear protective coating. It gives you a wood or stone look at a fraction of the cost of real wood, and modern AC4-rated laminate holds up well in most residential rooms.
The trade-off is moisture sensitivity — standard laminate is not waterproof, so we’re upfront about which rooms it suits and which it doesn’t. As part of our wider flooring services, we specify the AC rating and core type that actually matches your room, not just what’s cheapest in stock.
Need something fully waterproof instead? See our SPC flooring Dubai or vinyl flooring Dubai pages for wood-look alternatives with full water resistance.
Quick Facts
WHAT WE INSTALL
Every laminate range we carry is checked against its AC rating and thickness before it ships to site.
7–8mm boards for bedrooms and low-traffic residential rooms at the most budget-friendly price point.
8–12mm boards rated for higher foot traffic — living rooms, hallways and light commercial use.
HDF core with a wax-treated edge that resists surface spills better than standard laminate, though still not waterproof.
Wider boards for a modern, open feel in larger living areas and open-plan spaces.
Textured surface that mimics real wood grain and masks everyday wear and light scuffs.
Printed stone and tile patterns for a modern look without the cold feel of real tile.
WHY CHOOSE VISION THREE
Our laminate flooring installation Dubai team are direct employees, not day-rate subcontractors.
We bring physical laminate samples to your property so you see the finish in your actual lighting.
If AC3 isn’t enough for a busy hallway, we tell you upfront — not after it wears through in a year.
Every project is backed by a written workmanship warranty, separate from the manufacturer’s product warranty.
HOW WE WORK
We inspect your existing floor, check subfloor levelness, and take exact measurements.
You choose your finish and we confirm the right AC rating for the room’s foot traffic.
Old flooring removed if needed; floor levelled, cleaned and underlay laid before fitting begins.
Boards floated and click-locked into place, with expansion gaps left at every wall.
Skirting and transition strips fitted, then a full walkthrough inspection with you.
MATERIALS & SPECIFICATION
Laminate quality comes down to core density and AC rating — this is where cheap budget ranges cut corners. We only stock ranges that meet these minimum specifications for the Dubai climate:
Every batch is checked against its datasheet before installation — AC rating, core density and thickness are confirmed, not assumed from the supplier’s invoice. We work with established laminate brands rather than unbranded imports, because a low-density core swells at the joints within months in Dubai’s humidity. Every range we quote comes with a manufacturer datasheet you can keep for your records, alongside our own written workmanship warranty.
High-density fibreboard core, denser than standard MDF, for better moisture and impact resistance.
Printed wood or stone pattern beneath a melamine wear layer, rated AC3 to AC4 for durability.
Precision-milled edges that lock boards together without glue, allowing a fully floating installation.
Foam or cork underlay fitted beneath every installation for sound dampening and minor subfloor levelling.
8–10mm gap left at every wall to allow the floating floor to expand and contract safely.
Polythene vapour barrier fitted beneath the underlay on ground-level rooms.
WHERE WE INSTALL
Laminate flooring installation Dubai projects work best in dry, moderate-traffic rooms where budget matters as much as look.
AC3 laminate is a cost-effective, comfortable underfoot choice for bedrooms and guest rooms.
AC4 laminate handles the higher foot traffic of shared living spaces and hallways.
Fast, low-disruption click-lock installation that suits occupied buildings.
AC4 or AC5-rated laminate for reception areas and meeting rooms on a tighter budget than real wood.
COMMON PROBLEMS WE FIX
Laminate exposed to moisture swells at the joints and never returns to shape — we replace it with correctly specified, moisture-managed laminate or recommend SPC instead.
Laminate can often be laid directly over sound, level tile, avoiding a full demolition and re-screeding job.
Ground-floor villas often have minor level variation — we self-level before installation so boards click together flat.
Skipped expansion gaps cause boards to buckle at the joints under thermal expansion — we re-fit with the correct clearance.
Laminate flooring is classed as a finishing/cosmetic works item in most Dubai villas and apartments, so it typically does not require a Dubai Municipality building permit on its own. If the installation is part of a wider renovation involving flooring level changes or common-area access in a managed community or tower, you will usually need a community NOC from the developer or owners’ association before work starts — DAMAC, Emaar and Nakheel communities each have their own contractor registration and working-hours rules. We handle NOC paperwork and contractor registration as part of our project management on managed communities and towers.
One issue specific to laminate worth flagging: boards installed without an expansion gap at the walls. Laminate is a floating floor that expands and contracts with temperature and humidity, and a tight fit at the skirting board is one of the most common causes of buckling we get called out to fix — it is one of the checks our installers always carry out before finishing a job.
COST FACTORS
Pricing depends on AC rating, board thickness and total square footage — larger areas bring the per-sqft rate down.

HOW LAMINATE COMPARES
Laminate is the most budget-friendly wood-look option, but SPC and vinyl are more forgiving of Dubai’s humidity and moisture.

| Dubai heat/humidity stability | Poor – warps | Excellent | Very good | Moderate (engineered) / Poor (solid) |
| Installation time | 1–2 days | 1–3 days | 1–3 days | 2–5 days |

MISTAKES TO AVOID
The most frequent issue we see is laminate installed in a kitchen or near a balcony door without any thought to moisture exposure. A single spill left standing overnight can swell the joints permanently — SPC or vinyl is the safer call for those rooms.
The second is skipping the expansion gap at the skirting boards to save on trim work. Laminate is a floating floor and needs room to move with temperature changes, or it buckles at the joints within months.
The third is choosing AC3 laminate for a high-traffic hallway or living room to save a few dirhams per square foot. The wear layer thins out fast under heavy foot traffic, and AC4 pays for itself within a year or two in a busy room.
A fourth mistake worth flagging: laying laminate directly over an uneven subfloor without checking level first. Even minor dips telegraph through a floating floor and create hollow spots that click and flex underfoot.

MAINTENANCE TIPS
Dubai dust settles fast — a soft-brush vacuum keeps grit from scratching the wear layer.
Standing water is the enemy of any laminate floor. Wipe spills immediately and never wet-mop.
Felt pads under furniture legs prevent scratches and dents in the wear layer over time.
