GET TO KNOW WOODEN FLOORING
If you are comparing wooden flooring Dubai options, the first real decision is engineered wood versus solid hardwood — not which finish looks nicest. Engineered wood uses a hardwood veneer bonded over a stable plywood or HDF core, which handles Dubai’s heat and air-conditioning swings far better than solid timber. Solid hardwood is a single piece of wood throughout, with a richer, more traditional feel, but it needs stricter climate control and is not suited to every room in a Dubai home.
We supply and install both, as part of our wider flooring services, and we specify the right one for the room rather than selling whichever is in stock. Most residential installations are completed in 2–4 days depending on area and finish.

Quick Facts
WHAT WE INSTALL
Every wood range we carry is checked against its datasheet for Dubai-appropriate moisture content before it ships to site.
Hardwood veneer over a stable plywood or HDF core — the most climate-stable wood-look option for Dubai homes.
Single-piece timber boards for a richer, more traditional feel in living rooms and formal spaces with controlled humidity.
Wider boards for a modern, open feel in larger living areas and open-plan spaces.
Low-sheen, natural-look finishes that hide scuffs better than high-gloss lacquer in busy households.
Textured surface that adds grip and character while masking everyday wear.
Rich, stained tones for feature rooms, majlis spaces and boutique offices.
WHY CHOOSE VISION THREE
Our wooden flooring installation Dubai team are direct employees, not day-rate subcontractors.
We bring physical wood samples to your property so you see the finish in your actual lighting.
If your subfloor or room humidity isn’t right for the wood you want, we tell you upfront — not after installation fails.
Every project is backed by a written workmanship warranty, separate from the manufacturer’s product warranty.
HOW WE WORK
We inspect your existing floor, check subfloor levelness and room humidity, and take exact measurements.
You choose your finish from physical engineered or solid wood samples on-site.
Old flooring removed if needed; floor levelled, cleaned and acclimatised before laying begins.
Planks laid using the method specified for your wood type — floating click-fit, glue-down or secret-nailed.
Skirting, transition strips and door trims fitted, then a full walkthrough inspection with you.
MATERIALS & SPECIFICATION
Wood flooring is only as good as its veneer thickness and core construction — this is where cheap engineered ranges cut corners. We only stock ranges that meet these minimum specifications for the Dubai climate:
Every batch is checked against its datasheet before installation — veneer thickness, core type and moisture content are confirmed, not assumed from the supplier’s invoice.
We work with established wood flooring brands and known mills rather than unbranded imports, because consistency between batches matters when flooring a full villa — a mismatched grain or tone on a repeat order is far more noticeable on real wood than on a printed wood-look product. Every range we quote comes with a manufacturer datasheet you can keep for your records, alongside our own written workmanship warranty.
0.6mm–4mm real wood top layer, depending on grade — thicker veneers allow more future sanding and refinishing.
Multi-ply or high-density fibreboard core engineered for dimensional stability under Dubai’s AC cycling.
Factory-applied protective finish that resists scuffs and simplifies day-to-day maintenance.
Wood is stored on-site for 48–72 hours before fitting to adjust to room humidity and temperature.
Floating click-fit for most rooms; glue-down for underfloor heating and high-traffic zones.
Vapour barrier fitted beneath the floor on ground-level rooms and any area with elevated moisture readings.
WHERE WE INSTALL
Wooden flooring installation Dubai projects fall into two categories — residential rooms where warmth and finish matter most, and commercial spaces where durability and consistent supply across a large area take priority.
Full-home engineered wood across bedrooms, living areas and majlis spaces, with solid hardwood in feature rooms.
Fast, low-disruption installation that suits occupied buildings — minimal noise and dust for neighbours.
Commercial-grade engineered wood for reception areas, meeting rooms and executive spaces.
Wood-look finishes specified for footfall and fast weekend turnarounds to avoid trading downtime.
COMMON PROBLEMS WE FIX
Solid hardwood laid without proper acclimatisation warps and gaps under Dubai’s AC cycling — we replace it with correctly specified engineered wood or re-fit properly.
Wood flooring can often be laid directly over sound, level tile, avoiding a full demolition and re-screeding job.
Ground-floor villas often have minor level variation — we self-level before installation so boards sit flat.
We moisture-test the subfloor and specify engineered wood with a vapour barrier where readings are borderline.
Wooden flooring is classed as a finishing/cosmetic works item in most Dubai villas and apartments, so it typically does not require a Dubai Municipality building permit on its own. However, if the installation is part of a wider renovation involving flooring level changes or common-area access in a managed community or tower, you will usually need a community NOC (No Objection Certificate) from the developer or owners’ association before work starts — DAMAC, Emaar and Nakheel communities each have their own contractor registration and working-hours rules. We handle NOC paperwork and contractor registration as part of our project management on managed communities and towers.
One issue specific to wood worth flagging: floors laid immediately after delivery, without giving the boards time to adjust to the room. Wood is a natural material that expands and contracts with humidity, and material shipped from a climate-controlled warehouse into a Dubai villa can be at a very different moisture level than the room it is about to be installed in. Skipping the acclimatisation period is one of the most common causes of gapping and cupping we are called out to fix, and it is one of the checks our installers always carry out before starting.
COST FACTORS
Pricing depends on wood type (engineered vs solid), veneer thickness, species and total square footage — larger areas bring the per-sqft rate down.
Figures below are supply-and-install, inclusive of underlay and standard subfloor prep. A free site visit gives you an exact quote for your space.
Essential Engineered

Thin-veneer engineered planks — bedrooms, low-traffic rooms.
Premium Engineered

AED 130–220 /sqft
Single-species solid boards — feature rooms, formal spaces.

HOW WOOD COMPARES
Real wood offers a look and feel no wood-look alternative fully replicates, but SPC, laminate and vinyl are more forgiving of Dubai’s humidity and cost less.

| Waterproof | No | Yes, fully | No | Yes, fully |
| Dubai heat/humidity stability | Moderate (engineered) / Poor (solid) | Excellent | Poor – warps | Very good |
| Installation time | 2–5 days | 1–3 days | 1–2 days | 1–3 days |

MISTAKES TO AVOID
The most frequent issue we see is solid hardwood installed without proper acclimatisation to the room first — wood needs to sit in the space for 48 to 72 hours before fitting, and skipping this step causes visible gapping or cupping within weeks as the boards adjust to Dubai’s indoor humidity.
The second is choosing solid hardwood for a ground-floor room with borderline moisture readings. Engineered wood with a vapour barrier is almost always the safer specification in these rooms, even if solid wood was the original request.
The third is under-specifying veneer thickness on engineered wood to save cost. A thin veneer limits how many times the floor can be sanded and refinished in future — often to zero — which shortens the floor’s real lifespan regardless of the warranty.
A fourth mistake worth flagging: choosing a species and finish purely from a small sample chip rather than seeing a full board in the room’s actual lighting. Wood tone can read noticeably warmer or cooler under LED downlights than on a swatch — which is why we bring full-size sample boards to the site visit rather than swatch cards.

MAINTENANCE TIPS
Dubai dust settles fast — a soft-brush vacuum keeps grit from scratching the finish.
Standing water is the enemy of any wood floor. Wipe spills immediately and never wet-mop.
Keep AC running consistently rather than switching it off for long periods — humidity swings are what cause gapping.
