WET-AREA TILING SPECIALISTS

A Bathroom Only Looks Good If It Stays Dry

Bathroom tiling Dubai projects fail in a predictable way: the tile looks perfect on handover day, then a few months later a hairline crack appears, grout darkens, a stain spreads on the ceiling of the unit below, or a corner starts to smell damp. In almost every case the tile was not the problem. The waterproofing, the floor slope or the adhesive coverage beneath it was.

That is why we treat bathroom tiling as a wet-area system rather than a decorative finish. We strip back to a sound substrate, apply a certified waterproofing membrane with proper upturns at the walls, build falls to the drain, flood-test where required, and only then fix tile. It sits within our wider flooring services and complements our full bathroom renovation service, while our general tile fixing team handles tiling elsewhere in the home.

You can hire us for the tiling alone, for example when a plumber or designer has already prepared the room, or alongside a full refit. Either way we begin with a site visit to check wall alignment, floor falls, existing waterproofing, drain positions and the exact tile you plan to use, because a 600x1200mm wall tile behaves very differently from a 300x300mm floor tile in a small shower room.

Our crew also helps with the decisions that come before the first tile goes down: tile size against room size, light versus dark colours for small spaces, matt versus gloss finishes, and how to plan niches, benches and drains so the layout stays clean. We bring samples to your bathroom so you judge colours in your own lighting.

Apartments in Dubai towers add their own rules: building management may require a contractor NOC, limit working hours and demand proof of waterproofing before tiling. We manage that paperwork so you do not have to.

WHAT WE DO

Bathroom Tiling Services We Provide

From a single powder room to a master suite with walk-in shower, we handle every tiled surface.

Bathroom Floor Tiling

Anti-slip floor tiles laid over graded screed so water runs to the drain and never pools.

Bathroom Wall Tiling

Floor-to-ceiling or half-height walls with straight lines, level courses and clean corners.

Shower Area Tiling

Walk-in showers, curbs and shower floors with proper falls, linear drains and waterproofed niches.

Waterproofing

Cementitious or liquid membranes with sealed corners, pipe penetrations and drain flanges.

Feature Walls & Niches

Mosaic panels, accent bands and recessed niches that match your design without weakening the waterproofing.

Regrouting & Repair

Replacing cracked tiles, stained grout and failed sealant, and re-waterproofing leaking areas.

Layout matters as much as material. We set out tiles from the centre of the main wall so cuts fall evenly at both ends, align floor and wall joints where the design allows, and plan niches and benches so tile courses run through them without awkward slivers. Popular choices in Dubai right now include large-format stone-effect porcelain on walls, fine mosaic on the shower floor, and contrasting trim bands at shoulder height.

WHY CHOOSE VISION THREE

What We Do Differently Behind the Tile

Waterproofing Before Tile

Every wet area is membrane-protected and cured before any tile is fixed.

Falls Done Right

We build and check falls with a level so showers drain fully and floors never hold water.

Clean Cuts & Layout

Tiles are set out so cuts are symmetrical and pattern lines meet at doors and niches.

Written Warranty

A written workmanship warranty covers the tiling and waterproofing we install.

HOW WE WORK

Our 5-Step Bathroom Tiling Process

1. Site Visit

We measure, check walls, falls and drains, and agree layout and tile choice.

2. Strip & Prepare

Old tile removed, substrate repaired and screed levelled with falls to the drain.

3. Waterproof & Test

Membrane applied with upturns, cured and flood-tested where specified.

4. Tile Fixing

Walls and floors tiled with the right adhesive, spacers and straight setting-out.

5. Grout, Seal & Handover

Grouting, silicone at joints, cleaning and a walk-through with you.

MATERIALS & SPECIFICATION

The Layers That Keep a Bathroom Watertight

A bathroom tile is only the visible 5% of the system. What sits beneath it — the screed, membrane, adhesive and grout — decides whether it lasts a year or twenty.

We specify each layer for the room, keep datasheets for what we use, and match tile size to the surface: small mosaics on shower floors for grip and drainage, larger formats on walls for fewer joints.

Waterproofing Membrane

Flexible cementitious or liquid-applied membranes with reinforcing tape at corners and drains.

Polymer-Modified Adhesive

C2-class adhesive for dense porcelain and large wall tiles, applied with full coverage.

Epoxy & Cementitious Grout

Epoxy grout for showers and wet zones; cementitious grout for dry walls and floors.

Anti-Slip Floor Tiles

R10–R11 rated porcelain for shower and bathroom floors, chosen for grip when wet.

Drains & Channels

Linear and point drains set at the correct height so falls and tile thickness align.

Silicone & Movement Joints

Flexible joints at changes of plane, which prevent cracking where walls meet floors and tubs.

Why Waterproofing Matters So Much in Dubai Towers

In a high-rise, a leaking bathroom rarely stays your problem. Water that passes through a failed membrane drips into the ceiling of the apartment below, damages their plaster, paint and electrics, and leads to disputes, insurance claims and costly re-work. A membrane that costs a few hundred dirhams to apply properly can prevent repairs that run into tens of thousands.

We apply membranes in two coats, run them up the walls to the height required around the shower and tub, embed reinforcing tape at every corner and pipe penetration, and allow the full cure time before tiling. Where building management asks for it, we flood-test the floor for 24 to 48 hours and provide photographs and a written record.

WHERE WE INSTALL

Bathrooms We Tile Across Dubai

Bathroom tiling Dubai work ranges from compact guest bathrooms in apartments to large villa master suites with separate wet rooms.

Apartments

Compact bathrooms where every millimetre counts and building rules apply.

Villas

Master bathrooms, maid’s rooms, wet rooms and powder rooms across multiple floors.

Hotels & Serviced Apartments

Repeatable bathroom finishes with minimal disruption between guests.

Commercial

Washrooms in offices, clinics and retail with durable, easy-clean tile.

Each property type is planned differently. In a tower apartment we work to the building’s hours and protect lifts and corridors; in a villa we coordinate with plumbers and joiners across several bathrooms at once so the whole floor finishes together; in commercial washrooms we favour hard-wearing, low-joint surfaces that cleaners can maintain quickly.

COMMON PROBLEMS WE FIX

Bathroom Tile Problems We Solve

Leaks to the Unit Below

Failed or missing waterproofing lets water through the slab — we strip, re-membrane, test and re-tile.

Cracked Tiles & Grout

Movement and thin adhesive crack tile and grout — we replace affected areas and add movement joints.

Pooling Water on the Floor

Insufficient falls leave standing water — we re-screed to the drain and re-tile.

Black Mould in Grout

Persistent moisture feeds mould in cement grout — we regrout with epoxy and fix ventilation or leak causes.

Dubai Regulations & Permit Considerations

Bathroom tiling is generally finishing work and does not usually need a Dubai Municipality permit by itself. In apartments and managed communities you will normally need a developer or owners’ association NOC before starting, plus contractor registration, approved working hours and rules on waste removal. Because bathrooms sit above other units, many buildings also require proof of waterproofing, and some insist on a flood test before tiling begins. We handle the NOC paperwork and provide waterproofing documentation as part of project management.

COST FACTORS

What Bathroom Tiling Costs in Dubai

Cost depends on bathroom size, tile format, how much demolition is needed and whether the waterproofing has to be redone. Small bathrooms cost more per square foot because setup and waterproofing are fixed costs.

Rates below are for labour, adhesive, grout and waterproofing, with the tile itself quoted separately. A free site visit gives you an exact figure.

The biggest price drivers are demolition and waste removal, whether the screed must be rebuilt to create falls, the number of niches, benches and cuts, and the tile itself. Mosaic and herringbone layouts take longer than straight-lay, and very large wall tiles need extra handling, so we price them separately and show every line in the quote.

MISTAKES TO AVOID

Common Bathroom Tiling Mistakes in Dubai Homes

The most damaging mistake is tiling over old or missing waterproofing. Tile and grout are not waterproof on their own, so water passes through joints into the slab and, in apartments, into the ceiling of the unit below.

The second is ignoring falls. A shower or bathroom floor that is flat or slopes the wrong way holds water, which breeds mould and leaves slippery films on the tile.

The third is choosing the wrong floor tile. Large polished tiles look elegant but are slippery when wet; shower floors need an anti-slip rating and a smaller format that follows the falls.

Another is using cement grout in the shower. It absorbs water and stains, whereas epoxy grout stays sealed and hygienic for years.

Many homeowners also rush the cure. Grouting before the adhesive has set, or using the shower within a day of grouting, weakens the bond and leads to hollow tiles.

A further mistake is hiding plumbing problems behind new tile. Fixing leaking pipes, loose waste connections and worn valves before tiling avoids having to break the finished wall open later.

One more mistake is forgetting movement joints. Where walls meet floors, or tile meets a bathtub, a flexible silicone joint is needed — rigid grout there will crack within months.

Quick Checklist

  • ✓ Confirm waterproofing is part of the quote
  • ✓ Ask about floor falls and drain position
  • ✓ Choose anti-slip tile for the shower
  • ✓ Specify epoxy grout in wet zones
  • ✓ Get the warranty in writing

MAINTENANCE TIPS

Keeping Your Bathroom Tiles Like New

Ventilate Daily

Run the extractor fan during and after showers so moisture clears and mould has no chance to settle.

Clean With Neutral Products

Use pH-neutral cleaners; harsh acids and bleach attack grout and silicone over time.

Check Silicone Yearly

Replace cracked or discoloured silicone at corners and around tubs before water gets behind it.

With a squeegee after each shower, a weekly neutral clean and an annual look at the silicone, a properly installed bathroom should stay watertight and bright for fifteen years or more. If you notice a loose tile, a soft patch of grout or a stain on the ceiling below, call us early — small repairs cost a fraction of a full re-tile.

FREQUENTLY ASKED QUESTIONS

Bathroom Tiling Dubai — Your Questions Answered

Bathroom tiling in Dubai typically costs AED 25 to AED 45 per square foot for tile fixing alone, AED 40 to AED 70 with waterproofing, and AED 60 to AED 100 for a full strip and re-tile, excluding the tile itself.
A standard bathroom takes four to six days and a master bathroom six to nine days, including 48 hours for the waterproofing to cure and be tested and 24 hours for adhesive to set before grouting.
Yes. We apply a flexible waterproofing membrane with upturns at the walls and sealed corners and drains, cure it, and flood-test where required before any tile is fixed.
Porcelain is the best all-round choice because it is dense, water-resistant and easy to clean, with R10 to R11 anti-slip porcelain recommended for shower floors.
Epoxy grout is best for showers because it does not absorb water, resists mould and staining, and stays sealed far longer than standard cement grout.
Sometimes, but we rarely recommend it in wet areas because it hides existing waterproofing problems and raises floor height, so we usually strip back to the substrate.
We build falls of roughly 1:50 to 1:80 towards the drain in the screed beneath the tile, then check them with a level before tiling so water drains fully.
Normally you need a building management or owners’ association NOC rather than a Dubai Municipality permit, along with contractor registration and approved working hours, which we arrange for you.
Large wall tiles reduce grout lines and make small bathrooms feel bigger, while the shower floor should use smaller formats that follow the falls and give better grip.
Black grout is usually mould feeding on trapped moisture, caused by poor ventilation, absorbent cement grout or a hidden leak, and regrouting with epoxy after fixing the cause usually solves it.
Yes, every Vision Three bathroom tiling job comes with a written workmanship warranty covering the tiling and the waterproofing we install.
