GET TO KNOW PORCELAIN TILE
Porcelain tile installation Dubai projects are won or lost on preparation, not on the tile itself. Porcelain is fired at high temperature to a water absorption below 0.5%, which makes it dense, frost-proof, stain-resistant and well suited to Dubai’s heat, sand and constant cleaning. But a dense, large, rigid tile is unforgiving: an uneven substrate or thin adhesive coverage shows up as lippage, hollow spots and cracked corners within months.
That is why every job we take starts with a substrate check and levelling, then a proper bed of polymer-modified adhesive, then levelling clips and a movement-joint plan. It sits within our wider flooring services, and our general tile fixing team covers walls, balconies and repairs.
On a typical villa ground floor we survey the slab with a long straightedge, mark high and low spots, and agree the levelling approach with you before ordering adhesive. Where the tile you have chosen is rectified and 1200mm or larger, we also check the lift access, doorway widths and delivery route, because slabs that cannot be carried in safely are a common and avoidable delay in Dubai towers.

Quick Facts
WHAT WE INSTALL
Every format is dry-laid and checked for shade variation before adhesive goes down, so you do not discover a mismatched batch after the floor is fixed.
600x1200mm and 800x800mm tiles that cut grout lines and make rooms look larger and cleaner.
Precision-cut edges that allow tight 2–3mm joints for a near-seamless finish.
1200x2400mm and larger slabs for feature walls, kitchen islands and statement living areas.
Plank-format porcelain with realistic grain, fully waterproof and far tougher than real timber.
Polished or honed marble-effect tiles with the look of natural stone and none of the sealing and staining worries.
20mm or R11-rated anti-slip tiles for terraces, pool surrounds and balconies.
WHY CHOOSE VISION THREE
We check flatness with a straightedge and level the screed before any tile is laid — not after lippage appears.
Back-buttering and the right trowel notch for large tiles, so there are no hollow spots under the tile.
Our tiling team are direct employees, not day-rate subcontractors.
Every project is backed by a written workmanship warranty, separate from the tile manufacturer’s own.
HOW WE WORK
We measure, check the substrate and discuss tile size, layout and grout colour.
We plan the layout so cuts fall symmetrically and doorways finish cleanly.
Old tile removed if needed; floor levelled, primed and waterproofed in wet areas.
Tiles bedded in polymer-modified adhesive with levelling clips and movement joints.
Grout applied after full cure, joints sealed, surfaces cleaned and inspected with you.
MATERIALS & SPECIFICATION
A porcelain floor is only as good as the layers beneath it. The adhesive, levelling system and waterproofing are where budget installs cut corners, and where failures start.
We specify materials by substrate and tile size rather than using one adhesive for everything, and we keep technical datasheets on file so you can see exactly what was used. Large and heavy porcelain needs a flexible, high-bond adhesive, while thin tiles over screed need a different build-up than slabs over a raised floor.
C2-class cementitious adhesive with extended open time, suited to dense porcelain and Dubai heat.
Spacer-and-wedge clips that hold adjacent tile edges flush and prevent lippage on large formats.
Liquid or sheet membrane under tiles in bathrooms, balconies and wet kitchens.
Corrects uneven screeds so large tiles sit flat across the full room.
Cementitious grout for most floors; epoxy grout for wet areas, kitchens and high-stain zones.
Flexible joints at perimeters and in large floors to absorb thermal expansion.
WHERE WE INSTALL
Porcelain tile installation Dubai projects range from a single entrance hall to full villa ground floors and commercial lobbies, each specified for traffic and moisture.
Full ground-floor large-format tiling, majlis spaces, terraces and pool surrounds.
Living areas, kitchens and bathrooms with low-disruption working that respects building rules.
Durable large-format floors for reception areas, corridors and open-plan workspaces.
High-traffic porcelain with slip-resistance ratings suited to showrooms and F&B.
COMMON PROBLEMS WE FIX
Poor adhesive coverage leaves voids that crack under load — we lift and re-lay with full-bed coverage.
Uneven edges catch feet and trap dirt — we regrind or re-lay with a levelling system.
Movement and missing expansion joints crack tile and grout — we replace and add proper movement joints.
Failed waterproofing lets moisture through — we strip, re-membrane and re-tile the affected area.
Replacing floor tiles is generally treated as finishing work, so it does not usually need a Dubai Municipality permit on its own. In managed communities and towers you will normally need a developer or owners’ association NOC before work starts, along with contractor registration, approved working hours and rules on waste removal and lift protection. Wet-area works and any change to floor levels can trigger additional building-management requirements. We handle the NOC paperwork and registration as part of project management.
One issue specific to porcelain: it is hard and dense, so cutting it badly chips edges and corners. We use wet saws and diamond blades and cut on site with dust control, which keeps edges clean and avoids the chipped corners visible on rushed jobs.
COST FACTORS
Installation cost depends on tile size, layout complexity, substrate condition and whether waterproofing and levelling are needed. Larger formats cost more to lay because they need more skill, more adhesive and more care.
Figures below are installation rates including adhesive, grout and standard preparation, with the tile itself quoted separately. A free site visit gives you an exact figure.
Standard Format
AED 18–30 /sqft
600x600mm and smaller — bathrooms, kitchens, standard rooms.
Large Format

Slabs & XL
AED 50–90 /sqft

HOW PORCELAIN COMPARES
Porcelain is the best all-round hard floor for Dubai: denser and tougher than ceramic, lower maintenance than stone, and harder-wearing than SPC.
| Factor | Porcelain | Ceramic | Natural Stone | SPC |
|---|---|---|---|---|
| Waterproof | Yes (tile), joints sealed | Mostly | No – needs sealing | Yes, fully |
| Durability | Excellent | Good | Good, can stain | Very good |
| Heat & underfloor heating | Excellent | Excellent | Excellent | Limited |
| Maintenance | Very low | Low | High (sealing) | Very low |
| Installation time | 3–14 days | 3–12 days | 5–14 days | 1–3 days |
| Install cost/sqft | AED 18–90 | AED 15–30 | AED 35–100 | AED 35–75 (incl. supply) |

MISTAKES TO AVOID
The most frequent failure is poor adhesive coverage. Large porcelain needs a full bed with back-buttering; spot-fixing leaves voids that crack under foot traffic and furniture load, often within the first year.
The second is skipping substrate levelling. A floor that is out by a few millimetres over two metres is unnoticeable under carpet but very visible under 1200mm tiles, where it shows as lippage and rocking tiles.
The third is leaving out movement joints. Dubai’s temperature swing moves large floors, and without perimeter and intermediate joints, tiles tent or crack along the stress line.
Another is ignoring batch and shade variation. Porcelain from different production runs can differ in tone and size, so we check box batch numbers on delivery and lay tiles from several boxes at once to blend the finish across the room.
Many homeowners also order exact quantities. Cuts, pattern matching and breakage mean you should allow roughly 10% extra for straight lay and 15% for diagonal or large-format layouts, and keep a few spare tiles in storage for future repairs, since discontinued ranges are hard to match later.
One more mistake is grouting too soon or using standard grout in wet areas. Grout needs the adhesive fully cured first, and kitchens and showers perform far better with epoxy grout that resists staining and moisture.

MAINTENANCE TIPS
Daily sweeping and a pH-neutral cleaner keep the surface and grout clear of Dubai dust.
Cement grout absorbs stains. Sealing it, or choosing epoxy, keeps joints clean for years.
Harsh acid cleaners damage grout and polished finishes. Use neutral products only.
