TILING FOR THE HARDEST-WORKING ROOM
Kitchen tiling Dubai projects have a different brief to a living room or a bathroom. A kitchen floor takes dropped pans, spilled oil, hot water, heavy appliances and constant cleaning, while the walls behind the hob and sink take splashes, steam and grease. The tile you choose, the way it is laid and the grout between it all decide whether the room still looks sharp in ten years or tired in two.
We plan kitchen tiling around the layout that will actually be built: the cabinet runs, island position, appliance recesses, the sink and hob walls and the point where the floor meets other rooms. It sits within our wider flooring services and works alongside our full kitchen renovation service, while our general tile fixing team covers tiling in the rest of your home.
You can hire us for tiling only, for example when a joiner is fitting the cabinets, or as part of a full refit. The key question is sequence: floor tiles normally go down before base units so the cabinets sit on a finished floor, whereas backsplash tiles go on after worktops are fitted so the tile meets the worktop cleanly. Getting this order wrong is one of the most common causes of ugly gaps and rework.
We also advise on the choices that come before the first tile: size against room size, matt versus polished finishes, light versus dark grout, and how to handle the junction with the next room. We bring samples to your kitchen so you can judge them in your own lighting, next to your cabinet colour and worktop.

Quick Facts
WHAT WE DO
From a compact apartment galley to a large villa show kitchen with island, we handle every tiled surface.
Large-format or standard porcelain laid on a levelled floor with tight, even joints that are easy to clean.
Splash-zone tiling from worktop to wall units, in subway, mosaic, large-format or stone-effect finishes.
Floor-to-ceiling feature walls and cooking-zone panels that protect plaster and paint from grease.
Tiled island faces and cabinet plinths cut precisely to match the surrounding floor.
Clean joins between kitchen tile and flooring in dining, living or corridor areas.
Replacing cracked tiles, regrouting stained joints and re-sealing around sinks and worktops.
Layout is planned before we cut a single tile. We set out floors from the focal line — usually the doorway or the island — so cuts fall under cabinets rather than in view, and we set backsplash courses to finish cleanly under wall units and around sockets, windows and hobs. Popular choices in Dubai kitchens right now include large-format stone-effect porcelain floors, handmade-look subway tile backsplashes and slim vertical mosaic behind the hob.
WHY CHOOSE VISION THREE
We coordinate with joiners and plumbers so tiling finishes cleanly at every cabinet, worktop and appliance.
Substrate checked and levelled, with a clip system on large tiles so edges sit flush.
Cement grout for walls, epoxy where grease and moisture are heaviest.
A written workmanship warranty covers the tiling we install.
HOW WE WORK
We measure, check levels, appliances and services, and agree layout and tile choice.
Old tile removed, substrate repaired and floor levelled; wet zones waterproofed.
Tiles fixed on a full bed of adhesive with levelling clips and movement joints.
Wall tiles set after worktops are fitted, with clean cuts at sockets and edges.
Grouting, silicone at worktop joints, cleaning and a walk-through with you.
Because a kitchen is rarely out of use for long, we agree a day-by-day programme at the site visit, protect cabinets, appliances and adjoining floors, and keep dust and slurry contained. Most households can use the room again within a day of grouting, with heavy appliances returning after the full adhesive cure.
MATERIALS & SPECIFICATION
A kitchen tile has three enemies: grease, impact and heat. We choose materials that resist all three and specify each layer for where it will be used.
We keep technical datasheets for the adhesives and grouts we use, and we match tile format to the surface: larger tiles for open floors where fewer joints help cleaning, smaller tiles or mosaic on backsplashes where precision around sockets and hobs matters.
Dense, low-porosity tiles that resist stains, impact and daily wear.
R10 or better for kitchens, where oil and water make floors slippery.
Flexible adhesive suited to dense tile, underfloor heating and Dubai heat.
Stain-proof, non-porous grout for hob walls and heavy-use floors.
Ceramic, porcelain or glass tiles rated for the heat behind a hob.
Flexible joints at worktops, sinks and changes of plane to absorb movement.
High-gloss polished tiles look striking in showrooms but show every footprint, water mark and crumb in a working kitchen, and they become slippery when wet. A matt, satin or lightly textured porcelain hides marks, offers more grip and cleans easily, which is why most of our kitchen jobs use it.
Colour matters too: mid-tone stone effects and soft concrete looks hide dust and splashes far better than pure white or pure black, and a grout colour one shade darker than the tile reduces visible staining.
WHERE WE INSTALL
Kitchen tiling Dubai work ranges from compact apartment kitchens to large villa show kitchens with separate wet and dry preparation areas.
Compact kitchens where precise setting-out and building rules matter.
Main kitchens, back kitchens, pantries and utility rooms tiled as one scheme.
Commercial kitchens needing hygienic, slip-rated floors and wall finishes.
Repeatable kitchen finishes with minimal disruption.
Each property type is planned differently. In a tower apartment we protect lifts and corridors and keep to building hours; in a villa we coordinate with joiners and plumbers so floor tiles, backsplash and island all finish together; in commercial kitchens we focus on slip resistance, easy-clean joints and compliance-friendly finishes.
COMMON PROBLEMS WE FIX
Dropped pans or a poor bed crack tiles — we replace them and fix the cause.
Porous grout absorbs oil and food — we regrout with epoxy for lasting protection.
Weak adhesive or steam lift tiles from the wall — we re-fix them with the right adhesive.
Failed sealant lets water behind units — we clean out and re-seal with flexible silicone.
Most of these problems trace back to the same few causes: thin adhesive coverage, an uneven floor, porous grout and rigid joints where flexible sealant should be. When we repair a kitchen we fix the cause rather than only replacing the visible tile, so the same fault does not return.
Kitchen tiling is generally finishing work and does not usually need a Dubai Municipality permit by itself. In apartments and managed communities you will normally need a developer or owners’ association NOC before starting, plus contractor registration, approved working hours and rules on waste removal. If the job involves moving plumbing, gas or electrical points, additional approvals may apply. Commercial and restaurant kitchens have further requirements for floor finishes and drainage. We handle the NOC paperwork as part of project management.
COST FACTORS
Cost depends on kitchen size, tile format, how much old tile must come up and whether the floor needs levelling. Small kitchens cost more per square foot because setup and cutting are fixed costs.
Rates below are for labour, adhesive and grout, with the tile itself quoted separately. A free site visit gives you an exact figure.
The biggest price drivers are demolition and waste removal, floor levelling, tile format and the number of cuts around islands, columns and appliances. Mosaic backsplashes and herringbone layouts take longer than straight-lay, and very large tiles need extra handling, so we price them separately and show every line in the quote.

MISTAKES TO AVOID
The most common mistake is getting the order of trades wrong. Tiling the floor after cabinets are fitted means tiles stop at the units and any future change of kitchen exposes bare floor, while fixing backsplash before worktops leaves ragged edges.
The second is choosing a polished floor tile. It looks wonderful on day one but shows every mark and is slippery with oil or water; satin or matt porcelain with an R10 rating works far better.
The third is skipping the substrate check. A floor that is out of level shows up under long cabinet runs and large tiles, and a hollow bed cracks under dropped pans or heavy appliances.
Another is using cement grout behind the hob. It absorbs grease and darkens, whereas epoxy grout wipes clean.
Many homeowners also forget to plan around appliances. A fridge-freezer, dishwasher or oven that is changed later can leave visible gaps if tiles were cut to a different size, so we tile to the planned appliance layout and leave sensible allowances.
One more mistake is rigid joints at worktops and sinks. These need flexible silicone, not grout, to absorb movement and keep water out.

MAINTENANCE TIPS
Oil and sauces are easiest to remove when fresh, especially on grout and textured tile.
Avoid acid and bleach, which damage grout and silicone over time.
Replace cracked or discoloured silicone at the worktop and sink before water gets behind units.
With regular sweeping, a weekly neutral clean and an annual check of the silicone, a properly installed kitchen floor and backsplash should last fifteen years or more. If you notice a loose tile, a hollow sound underfoot or water staining at the base units, call us early — small repairs cost a fraction of re-tiling.
