GET TO KNOW LAMINATE FLOORING

Wood-Look Flooring That Fits a Budget

Laminate flooring Dubai installations use a high-density fibreboard (HDF) core topped with a printed wood-look wear layer, sealed under a clear protective coating. It gives you a wood or stone look at a fraction of the cost of real wood, and modern AC4-rated laminate holds up well in most residential rooms.

The trade-off is moisture sensitivity — standard laminate is not waterproof, so we’re upfront about which rooms it suits and which it doesn’t. As part of our wider flooring services, we specify the AC rating and core type that actually matches your room, not just what’s cheapest in stock.

Need something fully waterproof instead? See our SPC flooring Dubai or vinyl flooring Dubai pages for wood-look alternatives with full water resistance.

WHAT WE INSTALL

Laminate Flooring Types We Supply & Fit

Every laminate range we carry is checked against its AC rating and thickness before it ships to site.

AC3 Standard Laminate

7–8mm boards for bedrooms and low-traffic residential rooms at the most budget-friendly price point.

AC4 Heavy-Duty Laminate

8–12mm boards rated for higher foot traffic — living rooms, hallways and light commercial use.

Water-Resistant Laminate

HDF core with a wax-treated edge that resists surface spills better than standard laminate, though still not waterproof.

Wide-Plank Laminate

Wider boards for a modern, open feel in larger living areas and open-plan spaces.

Embossed & Textured Finishes

Textured surface that mimics real wood grain and masks everyday wear and light scuffs.

Stone & Tile-Look Laminate

Printed stone and tile patterns for a modern look without the cold feel of real tile.

MATERIALS & SPECIFICATION

What Actually Goes Into Our Laminate Flooring

Laminate quality comes down to core density and AC rating — this is where cheap budget ranges cut corners. We only stock ranges that meet these minimum specifications for the Dubai climate:

Every batch is checked against its datasheet before installation — AC rating, core density and thickness are confirmed, not assumed from the supplier’s invoice. We work with established laminate brands rather than unbranded imports, because a low-density core swells at the joints within months in Dubai’s humidity. Every range we quote comes with a manufacturer datasheet you can keep for your records, alongside our own written workmanship warranty.

HDF Core

High-density fibreboard core, denser than standard MDF, for better moisture and impact resistance.

Décor & Wear Layer

Printed wood or stone pattern beneath a melamine wear layer, rated AC3 to AC4 for durability.

Click-Lock Joint System

Precision-milled edges that lock boards together without glue, allowing a fully floating installation.

Underlay

Foam or cork underlay fitted beneath every installation for sound dampening and minor subfloor levelling.

Expansion Gap

8–10mm gap left at every wall to allow the floating floor to expand and contract safely.

Moisture Barrier

Polythene vapour barrier fitted beneath the underlay on ground-level rooms.

WHERE WE INSTALL

Residential & Commercial Laminate Flooring

Laminate flooring installation Dubai projects work best in dry, moderate-traffic rooms where budget matters as much as look.

Bedrooms

AC3 laminate is a cost-effective, comfortable underfoot choice for bedrooms and guest rooms.

Living Rooms & Hallways

AC4 laminate handles the higher foot traffic of shared living spaces and hallways.

Apartments

Fast, low-disruption click-lock installation that suits occupied buildings.

Offices

AC4 or AC5-rated laminate for reception areas and meeting rooms on a tighter budget than real wood.

COMMON PROBLEMS WE FIX

Existing Floor Issues We Solve With Laminate

Swollen or Warped Boards

Laminate exposed to moisture swells at the joints and never returns to shape — we replace it with correctly specified, moisture-managed laminate or recommend SPC instead.

Cracked or Dated Tile

Laminate can often be laid directly over sound, level tile, avoiding a full demolition and re-screeding job.

Uneven Villa Subfloors

Ground-floor villas often have minor level variation — we self-level before installation so boards click together flat.

Gapping at Joints

Skipped expansion gaps cause boards to buckle at the joints under thermal expansion — we re-fit with the correct clearance.

Dubai Regulations & Permit Considerations

Laminate flooring is classed as a finishing/cosmetic works item in most Dubai villas and apartments, so it typically does not require a Dubai Municipality building permit on its own. If the installation is part of a wider renovation involving flooring level changes or common-area access in a managed community or tower, you will usually need a community NOC from the developer or owners’ association before work starts — DAMAC, Emaar and Nakheel communities each have their own contractor registration and working-hours rules. We handle NOC paperwork and contractor registration as part of our project management on managed communities and towers.

One issue specific to laminate worth flagging: boards installed without an expansion gap at the walls. Laminate is a floating floor that expands and contracts with temperature and humidity, and a tight fit at the skirting board is one of the most common causes of buckling we get called out to fix — it is one of the checks our installers always carry out before finishing a job.

COST FACTORS

What Laminate Flooring Costs in Dubai

Pricing depends on AC rating, board thickness and total square footage — larger areas bring the per-sqft rate down.

Figures below are supply-and-install, inclusive of underlay and standard subfloor prep. A free site visit gives you an exact quote for your space.

AC3 Standard

AED 25–35 /sqft

HOW LAMINATE COMPARES

Laminate vs SPC vs Vinyl vs Wooden Flooring

Laminate is the most budget-friendly wood-look option, but SPC and vinyl are more forgiving of Dubai’s humidity and moisture.

MISTAKES TO AVOID

Common Laminate Flooring Mistakes in Dubai Homes

The most frequent issue we see is laminate installed in a kitchen or near a balcony door without any thought to moisture exposure. A single spill left standing overnight can swell the joints permanently — SPC or vinyl is the safer call for those rooms.

The second is skipping the expansion gap at the skirting boards to save on trim work. Laminate is a floating floor and needs room to move with temperature changes, or it buckles at the joints within months.

The third is choosing AC3 laminate for a high-traffic hallway or living room to save a few dirhams per square foot. The wear layer thins out fast under heavy foot traffic, and AC4 pays for itself within a year or two in a busy room.

A fourth mistake worth flagging: laying laminate directly over an uneven subfloor without checking level first. Even minor dips telegraph through a floating floor and create hollow spots that click and flex underfoot.

Quick Checklist

  • ✓ Confirm the right AC rating for each room
  • ✓ Avoid laminate near kitchens, balconies or wet areas
  • ✓ Ask for an 8–10mm expansion gap at every wall
  • ✓ Get the warranty in writing, not verbally
  • ✓ Ask if installers are in-house or subcontracted

MAINTENANCE TIPS

Keeping Your Laminate Floor Looking New

Sweep or Vacuum Daily

Dubai dust settles fast — a soft-brush vacuum keeps grit from scratching the wear layer.

Dry or Barely-Damp Mop Only

Standing water is the enemy of any laminate floor. Wipe spills immediately and never wet-mop.

Use Felt Pads on Furniture

Felt pads under furniture legs prevent scratches and dents in the wear layer over time.

FREQUENTLY ASKED QUESTIONS

Laminate Flooring Dubai — Your Questions Answered

AC3 laminate is rated for standard residential foot traffic such as bedrooms, while AC4 is rated for heavier residential use and light commercial traffic such as living rooms, hallways and small offices.
AC4-rated laminate with a good HDF core performs well in dry, air-conditioned rooms, but standard laminate is not moisture-resistant and should be kept out of kitchens, bathrooms and balcony-adjacent rooms.
Supply-and-install laminate flooring in Dubai typically runs from AED 25 to AED 60 per square foot, depending on the AC rating, thickness and board width.
No. Standard laminate flooring is not waterproof; even water-resistant laminate only tolerates brief surface spills and should not be used in bathrooms or laundry rooms.
In most cases yes, provided the existing tile is sound, level and free of major cracks; our team checks this during the free site visit and recommends levelling compound if needed.
A single room is usually completed within a day, while a full villa of 300–500 square metres typically takes two to three days, with no drying or curing time needed since it’s a floating floor.
No. Laminate has a printed wear layer, not real wood, so it cannot be sanded or refinished like solid or engineered wood flooring; once the wear layer is damaged, the board needs replacing.
SPC is the safer choice for kitchens, entryways and any room with moisture risk; laminate suits dry bedrooms and living areas well and costs less for the same wood-look finish.
Daily sweeping or light vacuuming plus a dry or barely-damp mop is all laminate flooring needs; standing water and wet-mopping should always be avoided.
Yes, every Vision Three laminate flooring installation comes with a written workmanship warranty, separate from the laminate manufacturer’s own material warranty.
